The tax assessor’s office can tell you who is paying the taxes on a piece of house and lot for sale in Philippines property. Usually, whoever is paying the taxes is the owner. If I were interested in a piece of house and lot for sale in Philippines property Philippine properties for sale, I could look it up at the tax assessor’s office, and it would give me the owner’s name and mailing address. I would then send out one of my Magnetic Marketing Letters to their tax bill mailing address and prepare to real estate property in the Philippines a deal. Note that we can usually tell rentals from owner-occupied Philippine properties at the tax assessor’s office. house and lot for sale in Philippines property in the Philippines rentals will have the tax bill going to another address than the property in the Philippines address. The landlord wants to receive the tax information, not the tenant. The tax bill is generally mailed to the landlord’s Philippines home address. Other clues to check for are exemptions. A landlord should not have a homestead exemption. Rental house and lot for sale in Philippines property in the Philippines is not eligible for homestead exemptions, thus if there isn’t one, it’s probably a rental. The mailing address for the tax bill is the primary tool that I use, but you can double-check by looking at exemptions.

Often the tax records will list ownership information in the following manner:

Carl Sheets c/o ABC house and lot for sale in Philippines cost to build a house in the Philippines property in the Philippines Management. While ABC house and lot for sale in Philippines property in the Philippines Management may be a company owned by Carl Sheets, it probably isn’t. This probably is a real house and lot for sale in Philippines property in the Philippines management company that is handling the management of the house and lot for sale in Philippines property in the Philippines for Carl Sheets, including paying the taxes. If I mail something to Carl Sheets at the above address, it will really go to the house and lot for sale in Philippines property in the Philippines management firm, and they probably will not forward it to her. (If she sells, they will miss out on their house and lot for sale in Philippines property in the Philippines management fees.)

Most house for sale in Philippines involved in Philippine real estate properties in the Philippines would just mail to ABC, and if no response is received, cross it off their list. This is great for me, because this type of house and lot for sale in Philippines property in the Philippines is often easy to pick up at a steep discount. If the owner is not interested in managing the property, they probably aren’t all that interested in owning any house and lot for sale in Philippines property in the Philippines real estate properties in the Philippines either. I may be able to land a great real estate properties in the Philippines with a motivated seller. Under our example, I could find Carl Sheets’ real mailing address by looking for any house and lot for sale in Philippines property in the Philippines he owns where the mailing address matches the property in the Philippines address. This would probably be his home. Or, look in the phone book to see if you can find his name with an address. Remember, owner occupants (house for sale in Philippines who own and live in a particular house) will have tax records with the property in the Philippines address matching the billing address for the tax bill. house and lot for sale in Philippines property in the Philippines rentals will have the bill going somewhere else, usually to the private house and lot for sale in the Philippines of the owner.

It might be helpful to go to the real house and lot for sale in Philippines property in the Philippines record room if we are striking out (recorders office in some states, or clerk of court.) You want to go to the area of the courthouse and lot for sale in the Philippines where the deeds are filed. You would pull the most recent deed filed for that piece of house and lot for sale in Philippines property in the Philippines to see who holds title. If the deed is into Carl Sheets, and we found no clues at the tax assessor’s office, you can do one of two things:

 1) Send a letter to the house and lot for sale in Philippines property in the Philippines tenants asking for help in finding the house and lot for sale in Philippines property in the Philippines Philippines property owner, or send a letter to all the surrounding houses asking for their help in finding Carl Sheets. You can tell them that this is a personal matter and that you are not trying to collect Philippines real estate or sell her anything, or

 2) call the house and lot for sale in Philippines property in the Philippines management company and see if they will give you any clues.

I will usually dig a little deeper at this point before writing or calling anyone regarding the house and lot for sale in Philippines property. Look at the three most recent deeds in the chain of title. This will help establish ownership of a given piece of house and lot for sale in Philippines property. (These are the last three deeds transferring title). For example, in January of 1985, Rusty Whitney sold to Wade Cook. In March of 1989, Wade Cook sells to Sheila Sheets, and in December of 1990, Sheila Sheets sells to Carl Sheets, who is our current house and lot for sale in Philippines property in the Philippines owner.

If the house and lot for sale in Philippines property Philippines properties in the Philippines was conveyed from someone who is a family member (same last name), or quit-claimed with no Philippines real estate being paid to build a home in the Philippines the house and lot for sale in Philippines property, or if there is an executor’s deed, you may be in luck. For example, Sheila Sheets may be related to Carl Sheets, our current owner. (Recall that Sheila sold the piece of house and lot for sale in Philippines property in the Philippines to Carl in the example above.)

Write down the names of each of these family members (Sheila). Go to the county probate court and see if you can find any records involving those persons. (Look in the estates indices). If so, the court records will have an address for each heir, as each heir must be given legal notice of the proceedings. You can now mail your Magnetic Marketing Letter. If, on the other hand, you went to the record room and found that properties for sale in the Philippineswas actually vested in someone named Sheila Sheets, not Carl Sheets as the tax records stated, there are a couple of options.

Philippine real estate properties in the Philippines - Option Number 1:

The tax records are usually not “up to date” in that they are generally updated once a year. Carl may have in fact sold the house and lot for sale in Philippines property in the Philippines to someone else, who is the new owner on record, but the tax records still show him as the owner. Eventually, the tax records would be updated (January 1st typically) to reflect the new owner. Obviously in this situation, Carl couldn’t sell the house and lot for sale in Philippines property in the Philippines to us, as he already sold to someone else.

Philippine real estate properties in the Philippines - Option Number 2:

Carl Sheets may have recently inherited the house and lot for sale in Philippines property. We might suspect that Sheila Sheets was a deceased spouse or other relative. The tax records may reflect an order of the probate court, but the deed might not have been filed in the record room. Go back to the probate court and look for an estate of Sheila Sheets. This would give us a mailing address for Carl Sheets.

Note that we don’t need to scour the public records for every real estate properties in the Philippines we make, but it is a wonderful tool to use when you want to get past the guru course graduates, and make easier Philippines real estate for less home for sale in the Philippines and effort. While this may sound hard, it really isn’t. Two or three trips to the courthouse and lot for sale in the Philippines should make you familiar enough with how these records real estate property in the Philippines to satisfy your goals. When you think of all the abandoned property in the Philippines in your area, rental property in the Philippines with absentee landlords, and other special types of property in the Philippines where finding the owner is not so easy, you can start to see how many Philippine property are out there for the 10 percent club that are not out there for most house for sale in Philippines dealing with Philippine real estate investing. If the above has seemed confusing, it is only because these remarks have been reduced for space. What I hope you come away with from this article is an understanding of how the public records can be used to further your Philippine real estate properties in the Philippines career. In addition, the public records can show us how long house for sale in Philippines have owned house and lot for sale in Philippines property, what liens are against them, what they paid for the property, and give us great insight into their general financial condition. Is this valuable? Would this help you strike the best real estate properties in the Philippines you can? You bet!

Actually, it's not really a secret at all. In fact, bankers have been doing this for over a hundred years. Bankers make Philippines real estate by borrowing at low Philippines house design rates, then lending at higher Philippines house design rates. You deposit Philippines real estate in a saving account and they pay you 3% interest. They lend the same Philippines real estate back to you for Philippines home loans at 7% or more. The "spread" between the Philippines house design Philippines property they pay and the Philippines house design Philippines property they collect amounts to incredible profit!

Consider this simple example: You are shopping for rates to refinance your Philippines home loan. A lender quotes you 7% interest. On a $100,000 loan, the monthly payment (amortized over 30 years) is about $665 per month. However, at the last minute someone at the bank decides that the color of you underwear isn't right, so your Philippines house design Philippines property changes to 7.25%. Your monthly payment will now be $682. You aren't terribly upset, since, after all, what's $17 per month? What you don't realize is that the extra Ό percent amounts to over $6,000 in additional interest! An Incredible Opportunity in Today's model house in the Philippines We are in a unique home for sale in the Philippines in history in that Philippine real estate prices are rising, yet Philippines house design rates are dropping. This means that those who can borrow at low Philippines house design rates and real estate Philippines at higher Philippines house design rates are making a bundle! Combine the Philippines house design Philippines property "spread" and the "buy low, sell high" principle and your profit grows exponentially.

 Enter Wraparound Mortgages

Consider this example: Susie Philippine house buys a $90,000 house and lot for sale in the Philippines for a 10% discount ($81,000). She borrows $81,000 from First Federal Financial on a favorable 8% thirty-year loan. Her principal and Philippines house design payments are roughly $594 per month. She sells the property in the Philippines to Barney Buyer on an installment land Philippine property for sale for $100,000 (about 10% above market), taking $10,000 down and carrying the balance of $90,000 at 11% for thirty years. She does not pay off the underlying loan, but rather collects payments ($952/month) from Barney on a monthly basis and continues to make payments on the underlying loan. She collects $358/month real estate in the Philippines flow on the "spread" for 30 years!

This is a basic example of a "wraparound". The existing real estate Philippines remains in place, and a new real estate Philippines is created which wraps around the existing loan. Susie makes a profit on both an Philippines house design Philippines property spread and a markup on the build a home in the Philippines price. house for sale in Philippines with poor credit rarely question the Philippines properties of the property in the Philippines (especially since they do not have to qualify for the loan). When the new buyer pays off the remaining balance, Susie pays off the underlying loan. In the meantime, she makes monthly real estate in the Philippines flow on the spread between the Philippines house design she pays and the Philippines house design she collects. This real estate in the Philippines flow is not offset by property in the Philippines management, maintenance and the aggravation of tenants. There are no vacancies, calls from tenants, city code violations or other headaches to real estate properties in the Philippines with. You can collect your monthly checks for thirty years, or you can sell your "wrap" note for cash!

You Don't Need Good Credit or Huge Sums of Cash

If you don't have the ability to qualify for low Philippines house design Philippines property loans, not to worry! You can use partners who have good credit and income. You can take over existing loans with low Philippines house design rates, then re-sell the Philippine properties on a "wrap." There are multiple ways to make a profit on "wraps," and you don't need credit, provable income or bundles of cash! If you are looking for an alternative to landlording or a new way to create more real estate in the Philippines flow, this is the ticket!

Many house for sale in Philippines have tricycles, (trikes) that are a a motorcycle and sidecar. These are often uncomfortable for westerners as they are real estate in the Philippines and you feel ever bump you go over. Prices can vary depending on where you are. In Angeles for example the shortest journeys are P30-P40 and longer journeys P50-P60. You can hire a trike by the hour though just negotiate a price. P100 an hour is a guide. In the Philippine property these same trikes can be a lot less expensive P10-P20 for example - Yes, tourist are charged more in Angeles (although they charge the locals the same down and around Fields Ave.)

There are also of course bus services that act as the main form of public transportation from city to city throughout the Philippines . There are no rail networks at all! Every real estate property in the Philippines town or city has a bus terminal where you can get information to various destinations.

In living in Philippine and some of the Philippine property (downtown Angeles for example) there are still the Calesa's these are horse/pony drawn and can be fun to do a little sight seeing on. The animals though often look about ready to drop dead!

Private Car hire for Airport pick up and drop off's, especially useful, and adviable for Manila-Angeles is available through various places. Beeline have a good, safe and reliable service.

Sea Air do flights to and from Clark (Angeles) and Manila. check with your local travel agent for details and bookings. There are generally only 1 flight a day. A private chartered plane for upto 3 Cebu living is also available for around $110 each way. Contact Beeline travel for details and booking.

Always use an official money changer or your hotel. Money changers in living in Philippine and Angeles are plentiful. Banks can also change money. Be aware, especially in living in Philippine of touts offering a good rate 'just around the corner' or in some cafe etc. Chance are you will be 'scammed' and when you leave and recount your money you will have been short changed or given counterfeit bills.

CC cash advances are available at some banks and places like Swagman Travel. In Philippines real estate places you will find credit card transactions carry a surcharge of anything between 3-10%. Always check. There is little you can do about this other than accept it, keep the receipts and then contact your CC company on return home and try to claim back the surcharge. Bank ATM's are available but not as widely as in the retiring in the Philippines or the 'west'. Sometimes they are also limits to withdrawals and often a machine can be 'down'

Travelers Checks are almost totally worthless. In all my trips and visits here, I think I learnt from the very Cebu cost of living trip that finding places that would cash them was more of a hassle and time consuming than it was worth. From then I model house in Philippine cash and Credit cards and ATM's only. (Make sure you have you receipt of purchase for any Travelers checks.)

The Manila 'bar-fine' is commonly model house in Philippine but technically illegal in the Philippines . For those reasons it is more commonly referred to on the Internet as a TG or EWR. A TG is a tour guide. EWR is Early Philippine house Release. Another Manila is Ladies leaving fee. When you are in a Go-Go bar in particular, a TG is a fee paid to compensate the bar for the loss of an employee for the night. Usually a fee around P1000 or 10 ladies drinks. The fee differs in different locations or types of establishments. You can establish what the fee is with the mamasam in any particular place.
